This repeat client wanted to make more use of their large deck space, create an undercover space for grilling, and sit with mother nature on their heavily wooded lot all year round. They needed to address the issue of the rear sliding door not operating smoothly and the hardwood floor was fading inside the walk out bay area.
The existing deck frame was used for the new sunroom floor system after extra support post were added. The exterior consist of an EIFS finish system around the windows and band boards. The soffit, fascia, gutter and shingles were matched to the existing products. The underside of the sunroom was covered with matching soffit and provides the new grilling space. Accent boards matching the deck material allowed us to leave most of the deck in place. There is access to the deck out of both sides of the space. Inside pocket doors replaced the existing patio door. Alterna – Mesa Stone – Beige tile blends in well with the hardwood floor. A Mitsubishi Minisplit heat pump heats and cools the new space quietly. Can lights on a dimmer switch control the amount of light needed no matter what season it is.
