This client was looking for the feel of the outdoors yet the option of no pesky bugs. This three season space allows for that.
Once the existing deck was removed, the concrete overlay was carefully cut and removed to allow the necessary piers to be poured to support the solid masonry structure. Two existing interior gas fireplaces had exhaust vents penetrating the brick in the area of the new addition. We had to account for these vents in the planning of the brick, the ceiling, and the roof of the new structure to meet all necessary codes. An unforeseen area was opened up when the existing bay was removed. Concrete block was on the face of the home, not brick. The block was not supported properly when the home was built and over time the block began to sag. The block was removed and a new lintel was installed to properly support the structure of the home. The new brick was then laced into the existing to provide a clean wall appearance. A typical shingle roof was not able to be used on the new addition due to the existing roof structure. The new addition was designed with a 1/12 roof pitch. We used a standing seam metal roof in order to properly shed rain water. The floor was covered with porcelain tile and accented with a white bead board ceiling. The lower level has a bar area that includes a fridge, pizza oven, warming drawer, dual storage and gas grill. The top is Santa Cecelia granite which matches the opposite grilling area on the opposite side of the home. The main floor level is accessible by the French doors from the kitchen. Also the spiral staircase allows access to the back yard. Because the couple has children, the combination of accessibility and privacy is a win for everyone.
